Standard Fees & Terms for Tenants

The following is a detailed list of Fees and Terms that may be incurred for a tenancy application and during and after a tenancy (these fees are applicable for tenancies commencing from 1st June 2019).

Holding Deposit

A holding deposit of one-week rent is required as part of the tenancy application process.

Changes to the Tenancy

For a change to the tenancy agreement after the tenancy has established or commenced and the landlord is in agreement, there will be a charge of £50 to the tenant. If additional costs are incurred in securing permissions for such a charge with a third party, these costs will be passed to the tenant.

Key Replacement

If keys, fobs or other security devices provided to the tenant for the tenancy are lost or damaged, the tenant will be liable for the reasonable costs of the replacement.

Late Payment

Interest will be charged at 3% over the Bank of England’s base rate if a rent payment is more than 14 days overdue for each day that the rent payment remains outstanding.

Early Termination of Tenancy

If a tenant wishes to terminate a tenancy before the end of the fixed term or notice period stated in the tenancy agreement and the landlord agrees that the tenant(s) can terminate early, the tenant shall be still liable to pay the rent as required under the tenancy until the end of the fixed term or notice period or until a suitable replacement tenant is found who has passed referencing and relevant checks with the landlord’s acceptance. The tenant will also be liable for any losses incurred by the landlord which would include costs for letting and management service fees for the unexpired portion of the tenancy, rent losses (i.e. rent difference between current and replacement tenancy), referencing, check in/out, deposit registration, tenancy agreement, marketing and advertising.

Contractual Damages

In the event that the landlord incurs costs due to the tenant’s breach of contract or failure to fulfil the obligations contained in the tenancy agreement, the tenant will be liable for these costs.

Deposit

A deposit equivalent to five weeks' rent must be paid in cleared funds when the applicant/ tenant(s) signs the tenancy agreement and is held by the landlord as a stakeholder for the duration of the tenancy in accordance with the terms of the tenancy agreement, unless otherwise stated in the tenancy agreement.

Bank Transfer Charges

The applicant/tenant(s) is responsible for any administration charges levied by his/her own bank in relation to proceed the tenancy. For any cash or cheque deposit directly to the bank counter, the applicant/tenant(s) is liable to pay for the bank charge of 2% of the deposited amounts.

Cancelled Payments

If a cheque issued by the tenant has to be re-presented or is marked refer to drawer or if a standing order payment made is recalled, there will be a charge of £50 applied.

Failure to Keep Appointments

If, during your tenancy, we have to re-arrange an appointment for the purposes of periodic inspection or maintenance or check out due to your failure to keep the appointment, there will be a call-out charge by third party contractors and this charge will be passed to the tenant.

Standard Fees and Terms for Landlords

Our standard property sales, lettings and management fees and possible additional fees are listed as follows.

Commission Fees for Lettings

Letting Only Service: 12%+VAT (14.4%)
Letting and Rent Collection Services: 15%+VAT (18%)
Letting and Property Management Services: 18%+VAT (21.6%)
Property Management Services: 6%+VAT (7.2%)
Commission fees are charged on the duration of the tenancy and any subsequent renewal or extension of the tenancy.

Commission Fees for Sales

Sale of residential Property Fee: 2%+VAT for sole agency
Sale of residential Property Fee: 2.5%+VAT for multiple agency

Tenancy Extension or Renewal: £222

Producing and Issuing Statement: £42 per statement
Providing Duplicate Remittance Statements: £120 per quarter
The cost of the check-in or check-out inventory inspection and report: £180 (for room), £204 (for studio room), £240 (for studio flat), £276 (1 bedroom), £318 (2 bedroom), £372 (3 bedroom), £432 (4 bedroom), and £504 (for 5 bedroom).

Amendments

We reserve the right to change the schedule of fees and these terms of business upon providing reasonable notice in writing.
